Important changes to Planning Applications from 10th August 2006

DCLG Circular 01/2006 "Guidance on Changes to the Development Control System" requires that from 10th August 2006 all Design Statements submitted with Planning Applications should include an Access Component.

Access points have to be carefully considered and respond to existing road layouts and public transport provision. It is important that key local features such as capacity of surrounding roads, footpaths, sight lines and level changes, be incorporated into the design of the proposal.

It is also essential that, using technical design standards, everyone can get to and move through the development on equal terms regardless of age, disability, ethnicity and social grouping. Consideration should also be given to access for the emergency services.
The Stilwell Partnership can produce this technical aspect of the Design Statement. We would assess the impact of a development on the local transport network and recommend measures to meet the requirements of the access component. This approach negotiates solutions to transportation issues at an early stage thus avoiding expensive Appeal procedures.
